July 2011 Real Estate Sales Results; Closed Sales Dip One Percent

The Northeast Florida Association of Realtors (NEFAR) announces real estate market statistics for July 2011. Statistics encompass both single-family residential and condo sales.

Pending sales of 1,661 in July marked an 18.3 increase from a year ago; indicative of continued consumer interest in buying a home at today’s very attractive prices. Actual closed sales of 1,353 took a one percent dip from last July’s 1,367.

CornerStone Homes Increases On Your Lot Sales by 100% in First Half of 2011

CornerStone Homes’ successful “On Your Lot” division has experienced an astounding 100 percent increase in total sales in the first six months of 2011.  Additionally, compared to the same six-month timeframe in 2010, “On Your Lot” sales accounted for only 29 percent of the home builder’s total sales, whereas in 2011 “On Your Lot” sales account for 50 percent of total sales.

ST. JOHNS COUNTY, Fla. -- Students in St. Johns County have scored the highest in the state on the Florida Comprehensive Achievement Test for three years running.

That's not only a good indicator of how good the schools are, but also how well the area's real estate market is fairing.

According to the Northeast Florida Association of Realtors, the average home price on the First Coast so far this year is $130,000.

In St. Johns County, the average is $208,258.57. The lowest average price is $94,875 in southwest St. Johns County. The highest is $293,935 in the southern Ponte Vedra/Vilano Beach/Palm Valley/Nocatee area. 

This year St. Johns received an "A" from the state overall.  Duval County has a lower average home price and earned a "B."

Pending Home Sales Increase Nearly 40 Percent, Actual Sales Down 10.6 Percent

The Northeast Florida Association of Realtors (NEFAR) announces real estate market statistics for May 2011. Statistics encompass both single-family residential and condo sales.

A 33.9 percent year-over-year increase in pending sales (those on which contracts are written but the sale has not finalized) demonstrates strong consumer interest in homeownership. There were 1,311 pending sales in May 2010 which increased to 1,756 this May. Closed sales went in the opposite direction, declining from 1,544 last May to 1,381 this May for a 10.6 percent drop.
